Dubai's New Fourth Corridor: What Could Improved Connectivity Mean for Sharjah Real Estate?

Dubai announced the New Fourth Corridor project in September 2026 as part of its plans to strengthen transport connectivity across the UAE. The approximately 80-kilometre corridor will extend from Al Shanouf Road in Sharjah to Al Faya Road in Abu Dhabi and will be implemented in two phases.

The first phase, with an estimated cost of AED 3.5 billion, will cover approximately 30 kilometres between Al Shanouf Road and Dubai–Al Ain Road. According to the official announcement, this phase is expected to reduce journey times along the relevant route from 35 minutes to 14 minutes, while improving traffic flow and connectivity between different areas.

Why Does Infrastructure Matter to Real Estate?

Accessibility is an important consideration for homebuyers, tenants, and businesses. Convenient access to workplaces, essential services, and major destinations can influence how attractive a location is for residential or commercial use.

Infrastructure projects can also support long-term urban development, particularly when combined with public services, amenities, and new residential developments. However, the impact varies depending on the property's location, actual accessibility, and local market demand.

What Should Buyers and Investors Consider?

When evaluating a property in Sharjah or surrounding areas, buyers should consider existing road networks, planned infrastructure improvements, travel times to key destinations, purchase costs, and rental demand.

It is equally important to distinguish between announced projects and completed infrastructure. A new road announcement does not automatically mean that nearby property prices will increase.

Looking Ahead

The New Fourth Corridor forms part of a broader effort to develop a more integrated transport network across the UAE. As construction progresses and further project details emerge, the areas benefiting most from improved connectivity may become clearer.

For property buyers and investors, location, total costs, and actual market demand remain essential to making an informed decision.
